Monday, 03 July 201752greenway is a project by Antonio Citterio, Patricia Viel and Partners and Anna Giorgi and Partners, built on the old premises of the Sole 24 Ore, completely demolished and rebuilt ex Novo, with two basement floors designed for use as a garage. 52greenway expresses an elegant design with character, in continuity with the search for Milanese rationalism, and is compared with some of the most significant examples of modern Milan designed by Bottoni, Terragni and Vietti along Corso Sempione. The project is divided into three volumes intended for residence purposes: the Garden Building made up of six floors with the urban villas overlooking the inner garden, the Tower Building made up of sixteen floors from which the view reaches out from the historic centre of the city to the Alpine range and an in line building with Four Duplex apartments. There are 70 residences in the complex and 184 garages. High-quality finishes, apartments complete with all amenities, compact and energy efficient lighting, central air conditioning, controlled ventilation and security access control, quality of construction and environmental compatibility aspects are the key features of the work.
Cascina Merlata
Monday, 03 July 2017Villaggio Cascina Merlata is a residential construction work facilitated within the redevelopment of the homonymous area in Milan that envisaged the construction of seven tower buildings, with two underground levels used for parking and cellars, as well as the temporary accommodation of the ground floor of buildings 3-4. Two stages of the work which was the result of an international design competition: the first, that of Expo2015, the second, the largest social housing project in progress in Italy. From 1st March 2015 until the end of the Universal Exposition in Milan of 2015, Villaggio Cascina Merlata lived its first stage, that of the Expo Village with 397 residential apartments for foreign delegations and 588 parking spaces. Staff and delegations involved in the Universal Exposition had the opportunity to reside in the new district, designed with maximum environmental sustainability criteria and designed for temporary living, thanks to the collaboration with the Politecnico di Milano. At the end of Expo2015, the 397 apartments were completely renovated and destined for the largest social housing project in progress in Italy: the apartments, in Energy Class A with zero emissions, were offered in a long-term lease or with a future sales agreement and for direct sale at special prices.
Como Lake Resort
Monday, 03 July 2017High levels of architectural quality guarantee Como Lake Resort a high-level of performance thanks to a careful choice of materials and the research into the technological culture of the project. The design of the cladding and the facilities make the construction “contemporary” and in line with the passive houses typical of bio architecture, with particular attention to energy consumption and reduction of emissions. The complex also provides access from the lake for ten boats, a unique process on Lake Como, since the boathouse has an automatic system that lifts every single boat from the water. From the boathouse, you can access the apartments directly by lift. The residence consists of thirteen apartments, all with lake views of various sizes, as well as the caretaker's house. The complex has twenty-one covered parking spaces distributed on three levels accessible with two car elevators and connected directly to the staircase that leads to the homes. Como Lake Resort is a building culture for the contemporary home, which combines sustainability, drastic reduction of energy costs and a perfect climate control of the environment. The work also deals with the care of the area in environmental terms through the design of the garden, with the inclusion of local botanical species and the use of plants for the concealment of the service areas, to leave one fifth of the building the most natural as possible. Particular attention was paid to the choice of materials: wood with high-quality characteristics; windows with high-energy performance; parts of the external masonry of the buildings covered with the typical local stone, which is characteristic of Lake Como.
Bellagio Lake Resort
Monday, 03 July 2017The work on the Bellagio Lake Resort - which redeveloped an old area where the historic Mariani metal net factory once stood, creating two three-storey buildings, ten semi-detached houses and a private boathouse - is located directly on the shore of the lake with a beach of more than 175 metres. The structure is organized according to a resort layout and is inserted into a unique and comfortable environment, which allows you to enjoy the beauty of Lake Como. The project was designed to be kept as close to the existing appearance of the location as possible, with the aim of creating a structure that fits harmoniously into the area’s pre-existing architectural fabric and that, above all, becomes an element of regeneration. The Bellagio Lake Resort also has a swimming pool, complete with its own facilities and accessories, positioned in the garden next to the homes, overlooking the lake and private beach. On the lake in front of the property, floating pontoons and buoys are used for the mooring of boats. Particular attention was paid to preserving the location’s character, drawing inspiration from local tradition, through a rigorous yet simple design of housing units and green spaces that sit harmoniously within their surroundings. The proposed development kept factors of sustainability in consideration, both in terms of the materials used and future energy savings, with optimal thermal performance of the buildings and energy efficiency.
Via Ferrari 22
Monday, 03 July 2017The Via Ferrari 22 project is a faithful reconstruction of the pre-existing Villa, which was complemented by a new building with modern architecture, and two underground floors of garages and shared utilities. The Villa is made up of five large apartments, equipped with noteworthy external space for the use of residents: an exclusive garden, covered and uncovered terraces and a terrace roof. The linearity and the simplicity of the composition of this building convey a particular charm and represent its main architectonical value. The adjacent building has a light body that interacts with the outside environment without altering it. The building, completely integrated to the Villa, is made up of three apartments of smaller dimensions but equipped with considerable external space. On the first underground floor, garages and wardrobe/laundry rooms were created for the exclusive use of residents, while on the second underground floor some garages are intended also for external users. The work also takes into account sustainability and savings in terms of energy consumptions, using adequate and modern materials and technologies, therefore the buildings are able to provide high-energy performance and acoustic insulation, to guarantee the Energy Class A.
Albate Centro
Monday, 03 July 2017Albate Centro is a new establishment consisting of six buildings overlooking the courtyard, with four floors above ground and an attic, all with residential destination excluding the ground floor of the two buildings that overlook the new square, where commercial activities were planned. The entire real estate complex - in Energy Class A, with the use of district heating and anti-seismic requirements - has a basement for garages. In the inner courtyard, a green park was created, with pedestrian paths for access to every single building. The work was carried out with an Implementation Plan for the recovery of the former industrial area of the Frey weaving factory that allowed to create the first square in Albate (which is larger than the Piazza del Duomo of Como) and to create seventy parking spaces in a congested area from a traffic point of view.
San Gerardo
Monday, 03 July 2017The San Gerardo project is made up of two multi-family buildings and three single-family buildings. The two condominium buildings are identical in size with three floors above ground and a basement floor used as a garage. The architecture of the artefacts takes into account the surrounding environment and is oriented towards maintaining the residential typologies of the neighbourhood while revisiting the forms and materials in a contemporary way. In the definition of the buildings, a precise indication came from the site analysis. The depth of the apartments was deliberately reduced to allow for the passage of light between the south-facing elevation (naturally illuminated) and the opposite to the North, with the insertion of large openings so as not to penalize the views (without sunshine) but, on the contrary, to enjoy a great panoramic view. The proposed development kept factors of sustainability in consideration, both in terms of the materials used and savings, in terms of energy efficiency. The buildings are in Energy Class A (building enclosure efficiency, material efficiency, efficiency of the facilities) and equipped with a dual flow ventilation system with heat recovery. The flat roof was equipped with an extensive green roof to further reduce the solar intake in the summer and delay the entry of rainwater into the ground. A photovoltaic system produces electricity. The structure of the buildings is completely in wood.
Progetto Metropolis
Monday, 03 July 2017It is a new building to complement the previously built establishment, consisting of five other buildings for use as workshops and offices. It consists of four floors above ground and each floor contains real estate units in duplex, with internal staircases for access to the upper floor. It also has two underground floors for use as a garage. The architecture recalls the industrial establishments in the east of Milan, with large windows in the façade and masonry in exposed terracotta brickwork. The lighting also comes from the large windows that overlook the interior. The premises and various unit distribution were planned in the empty interior of the building, with the realization of staircases and walkways in iron partially covered with glass canopies. The pedestrian and driveway access to the building is directly from the Via Ripamonti.
Cooperativa edilizia Abitare Albate
Monday, 03 July 2017The real estate complex was created within the Recovery Plan of Via Acquanera in Como and is made up of four buildings of five floors above ground and one attic each, for a total of one hundred and twenty-eight apartments (single-double-three-room and duplex for the fourth and fifth floors). The homes on the ground floor have a private fenced garden. There is an underground garage beneath the buildings, connected to the apartments by lifts and flights of stairs with various passages and one hundred and seventy-two garages with shutter. The complex is protected along the perimeter by a fence. The entrances consist of two pedestrian gates for the apartments and a driveway for the garage ramp. The tenants may use the common outdoor areas on the ground floor, which have a partially green and partly paved finish. The project - in Energy Class B - has paid particular attention to the theme of energy saving. For the building envelope, the ventilated façade system was adopted, highly efficient from this point of view, with the use of porcelain stoneware slabs laid in bands in two colour shades. The presence of district heating technology for hot water and heating, whose consumption is quantified individually by means of an energy metre in each apartment, contributes further to energy saving.
